We are a electric co-op should we be doing a employee check on our employees? We have never had a problem in the past. We just signed up with www.quickbackgroundchecks.com to do our driving records maybe we will do a criminal background check if they seem like they might have a problem. But who really knows if they might have a problem in their past.. We already get a signed release from all employees when they are hired so I guess if we decide to do this routinely we will have all the releases we need.

I have a small delivery business and am starting to wonder if the information on the MVR’S and criminal background check might be a duplication. I think they both have DWI’S and DUI’S. So I don’t know if I should be running both reports when I hire a new employee. My insurance does require a driving record for insurance purposes but I don’t think they care about the criminal background check. I think I checked with the MVR’S people www.instantbackgroundchecks.us and they say most people run both reports.
Whenever my tenants move out we always go over the property for damages I am not sure if returning security deposits affect my profitability. I always do a tenant screening when they move in to make sure they do not have a problem on their tenant background check like drug problems or theft problems but that does not do much good as far as how they take care of the property. I guess if they distroyed a property it might show up on their credit report anyway where do you draw the line as far as what you deduct for and not. I have been reading thelandlordblog.com for input on this matter
I did a tenant screening on a potential tenant and it came back with a lot of collections. I cannot decide weather to rent to them or not. The tenant credit check says most of them are unpaid and they seem to be medical related. I cannot decide what to do. Does this really effect how they pay the rent and take care of the property?? I am not sure. Maybe I will just ask for a larger deposit and see what they say about that. I am still going to logon to www.instantbackgroundchecks.us for a criminal check and see what that produces. If they have any kind of criminal record I probably won’t rent to them.
Tenant screening is great when you have a person wanting to rent your property but when you don’t and the property is vacant and the property is vacant I supose you need to winterize the property. Does anyone out there know what to do? I am kinda new at this business and would appreciate any tips. I found a company to do a tenant credit check when I find a person to rent my property they seem pretty knowledgable. www.quickbackgroundchecks.com does anyone know anything about them?
As a small business owner I think it is real important to do a employee background whenever I hire a new employee. I recently hired some new seasonal employees for the Christmas holiday season. You would be surprised what these employee background checks uncovered. Larceny which is theft which I do not want having a retail store with all kinds of things to steal from money to items in the store. If I had not used my criminal checking company www.crimefinder.com how would I have known about this. I would have the next in line for their stealing.
I have searched all around to find a good rental application form. I finally found one for free at www.EZLandlordforms.com. Some of these forms out there seem to be quite vague but their forms are quite extensive and I like that. The more information the better as far as I am concerned. It makes my tenant screening a lot easier. I like to do at lease a tenant credit check.
What exactly is a employee check? Is it when a employer runs employee background checks on potential new employees. It usually consists of a criminal background check, maybe a credit report, a driving record and a employee verification of past employers. It is law that the employer has a signed release to run a employee check. This is a federal law. The signatures must be kept on file for a minimum of 3 year. This information comes from www.quickbackgroundchecks.com
It seems my showings of my rental property have slowed down recently I guess because of the holidays. I usually some tenant screening every week. This past week I did not have any. I hope this is not a bad sign of the economy. We always do tenant backgroundchecks before we lease to anyone I don’t care who you are, we want to know if they hava any kind of criminal record. A tenant credit check is also required to make sure they are paying there bills. I am going to see if www.instantbackgroundchecks.us has any statistics on leasing volume.
