I found this website that does criminal records cheap..
I am going to do a criminal check on all of my employees but after checking around they seem to be quite expensive. These companies want sign up fees, monthly fees, yearly fees all I want is to do criminal background check on my employees once a year by the time I pay all their dues it is going to cost me a lot of money. I did finally find a website www.crimefinder.com that does them at a reasonable price with no signup, monthly, or yearly fees. These companies with these fees are a ripoff.
Laws pertaining to leasing to a sex offender..
I need to do tenant screening has anyone out there had any experience with leasing to a sex offender I did find this blog www.sexoffenderissues.blogspot.com that talks about sex offender issues but I cannot find any specific information about leasing a house to someone with this crime. I need to make a decision pretty soon and I do not want to violate any laws and be sued. If you have delt with this before please let me know.
Should I lease to a sex offender?
I did a tenant background check online at www.crimefinder.com and it came back the guy was a sex offender it even had his picture to confirm it was him. I always do a tenant screening before I lease to anyone but this is the first time it came back with this? I don’t know what to do does anyone out there have any advice or can you tell me where I might get some advice on this situation?? Help..
Next time I will do the employee verification first.
I recently hired a new employee for my manufacturing facility man I should have done the employee check first. I was in a hurry so I went ahead and let him start. This week a week later I did my online background check with www.quickbackgroundchecks.com. The employee background check came back with all kinds of criminal records. He had a rapsheet a mile long I will never start someone first boy was this a mistake.
Are rental references really useful??
Well, its 2009 now and I guess we will see what this year has in store for us landlords. Surprisingly enough I have done several tenant background checks on some new people applying to lease my rental property. I am wondering if calling the landlords is really that useful?? Do they tell you the truth or do they just tell you what they need to get them to move out if they are not very good tenants. I know I will continue to do a tenant credit check I do them online @ www.instantbackgroundchecks.us I have asked them they think calling references is worthless…

I found this cool website to check my criminal records www.crimefinder.com I don’t want to pay all these unnecessary fees for a criminal background check. I only do them occasionally so I don’t want to pay any monthly fees or signup fees. They say they do not charge any of these fees they only charge for the reports themselves. I only run maybe 5 a month these additional fees just run up the cost per report for a employment background check. They also seem to be a little cheaper than a lot of the other sites for there criminal background check.
How much money should I spend on a rehab?
I bought a foreclosure on the courthouse steps and I am getting ready to rehab it and hopefully rent it out for a while. I am trying to determine how much I should spend on this rehab.. I went to this blog www.biggerpockets.com to see what they say. They seem to know a lot about this sort of thing. I know how to do the tenant background checks and credit report when I find a tenant but not to sure about rehab spending they seem to be quite knowledgeable so we will see what happens.
Is eviction information avaliable to the public?
I found out from a friend on New Years Eve that you can check to see if anyone had ever been evicted before. You just run a eviction search. I guess this is information from the courts where the evictions (or the legal term is forced entry and detention) are filed. I guess these are only the filings for eviction and if they pay up they are not actually evicted. I need to do a tenant screening today on a possible new tenant I am going to try it out and see what information comes back www.instantbackgroundchecks.us says they have these records and are updated every 30 day…. cool..
I am looking for a stable background checking company…
I finally got a new tenant for my rental property and called up my background screening company for a credit report and their phone number had been disconnected.. they did not send me a letter or any kind of notification this is the 2nd company that I have used that has gone out of business. So I went on the internet to try to get a tenant credit check I did find this company that says they have been in business 26 years I guess they are not going anywhere www.quickbackgroundchecks.com anybody out there ever used this company??
