I just finished remodeling my duplex it has been very expensive I was burned by the last tenant. They left holes in the walls, cigarette burns in the carpet and loads of trash in the property. I did a tenant credit report on them thru www.instantbackgroundchecks.us they told me at the time they were very risky but I was desperate. I will listen to there advice next time and never let anyone in my property that has a questionable credit report.
I did a tenant screening on a potential tenant and it came back with a lot of collections. I cannot decide weather to rent to them or not. The tenant credit check says most of them are unpaid and they seem to be medical related. I cannot decide what to do. Does this really effect how they pay the rent and take care of the property?? I am not sure. Maybe I will just ask for a larger deposit and see what they say about that. I am still going to logon to www.instantbackgroundchecks.us for a criminal check and see what that produces. If they have any kind of criminal record I probably won’t rent to them.
When we run someones credit report one of the first things we look for is their fico score. I guess most people think doing a tenant credit check may not be that important but trust me it is. Our management company has a company policy we never lease to anyone who has a fico score below 640. The scoring goes like this 600 to 640 is a “C” rating , 640 to 700 is a “B” rating and 700+ is a “A” rating. Why would anyone take the change of leasing to anyone with a “D” rating is seems to me you are just asking for problems.
