Whenever my tenants move out we always go over the property for damages I am not sure if returning security deposits affect my profitability. I always do a tenant screening when they move in to make sure they do not have a problem on their tenant background check like drug problems or theft problems but that does not do much good as far as how they take care of the property. I guess if they distroyed a property it might show up on their credit report anyway where do you draw the line as far as what you deduct for and not. I have been reading thelandlordblog.com for input on this matter
