I am a landlord in the Detroit area there is no way I could lease to anyone without a tenant credit check!! They would destroy my property never pay rent it would be a complete financial disaster. I always do a credit report and a criminal background check. While searching the internet for a affordable company I found this company www.quickbackgroundchecks.com. There prices seem reasonable and they do not have any sign-up fees. I think there credit report with the score is about $18.00 a bargain to keep out the deadbeats.
How much money should I spend on a rehab?
I bought a foreclosure on the courthouse steps and I am getting ready to rehab it and hopefully rent it out for a while. I am trying to determine how much I should spend on this rehab.. I went to this blog www.biggerpockets.com to see what they say. They seem to know a lot about this sort of thing. I know how to do the tenant background checks and credit report when I find a tenant but not to sure about rehab spending they seem to be quite knowledgeable so we will see what happens.
I am looking for a stable background checking company…
I finally got a new tenant for my rental property and called up my background screening company for a credit report and their phone number had been disconnected.. they did not send me a letter or any kind of notification this is the 2nd company that I have used that has gone out of business. So I went on the internet to try to get a tenant credit check I did find this company that says they have been in business 26 years I guess they are not going anywhere www.quickbackgroundchecks.com anybody out there ever used this company??
What exactly comes up on a criminal background check?
I know when I run credit report on a potential new tenant I get a credit score and a list of who they owe and how they pay etc. but what exactly do I get when I do criminal background check? Will this information tell me if they are a sex offender, a drunk or a thief? I did some research on the interned and came up with a company www.quickbackgroundchecks.com that says their criminal background checks do search for sex offenders, DWI’S and what they call larceny (which is laymans terms theft). I just ran my first search with them and it came back with a sex offender!! and his picture.

Burned by a tenant…
I just finished remodeling my duplex it has been very expensive I was burned by the last tenant. They left holes in the walls, cigarette burns in the carpet and loads of trash in the property. Credit report fico scores
When we run someones credit report one of the first things we look for is their fico score. I guess most people think doing a tenant credit check may not be that important but trust me it is. Our management company has a company policy we never lease to anyone who has a fico score below 640. The scoring goes like this 600 to 640 is a “C” rating , 640 to 700 is a “B” rating and 700+ is a “A” rating. Why would anyone take the change of leasing to anyone with a “D” rating is seems to me you are just asking for problems. I just bought my first foreclose on the courthouse steps. I have been working on it for the past few months to get it ready to rent out. I have been to Landlord.com for some tips on checking out any potential tenants. Police check seem to be high on the list of priorities. Credit checks seem to be a necessity also. Screening for employment purposes
Employment background checks are routinely done for hiring of new employees. Most employers will run a criminal background check and credit reports. What you don’t know WILL hurt you. If a employee will be handling money you will want to run a criminal background check to see if they have ever been convicted of theft or embezzlement. If they will be driving a company car you will be required to do a driving record on this individual to make sure his driving record is clear.
