I don’t know in this tight market when I need a police check on a new tenant I need it quickly so I can approve them on the spot before they change their mind. How do you know you are using the persons correct DOB??
This couple came to rent my duplex all excited as I had just remodeled it. I told them I would be doing a criminal background check. They said fine no problems. They filled out the rental application form signed the bottom stating all information above was true and correct. I ran the police check it came back no problems found. I received a call 2 days after they moved from the sheriffs department telling me the husband was on probation and they were looking for him. Is using a social security number legal?
Some people do not want to provide their social security number or date of birth to do a criminal background check. Do I have the right to require this? Isn’t it not possible to do this police check without this information? How could you positively identify that person without this information. According to www.ask.com it is legal for this purpose only. It is not to be used to discriminate against the person as in age discrimination. Which I would not do anyway. Just wondering if anyone out there has had any experience with this.
Tenant screening to fill new foreclosures
I require a online background check for all new tenants in my properties. If they have nothing to hide police check should not be a problem. If they have a problem with running these there must be a problem in their past. I always try to obtain a copy of a picture ID before I run the online background check to make sure the information I am using is correct. It is also a good idea to look at the picture and just make sure it is them. I just bought a foreclosure now what??
I just bought my first foreclose on the courthouse steps. I have been working on it for the past few months to get it ready to rent out. I have been to Landlord.com for some tips on checking out any potential tenants. Police check seem to be high on the list of priorities. Credit checks seem to be a necessity also. Any advice out there on what to look for?? I do not want to inherit someone else’s problems.

I bought my first rental property back in 1992. I had not a clue what I was doing. I came across a very nice young couple that wanted to lease my rental house they seemed like a very good risk very clean, good jobs so I decided not to do a background screening on them, why waste the money they seemed so nice. The leased my property for 2 years never had any major problems until 1 day the police came and arrested him for murdering his probation officer. No I had not run a police check because they seemed like such a nice young couple. Little did I know this person had murdered someone and had he murdered someone in the neighborhood of my rental property I could have been held liable for not doing a proper police check.
