Should I lease to a sex offender?
I did a tenant background check online at www.crimefinder.com and it came back the guy was a sex offender it even had his picture to confirm it was him. I always do a tenant screening before I lease to anyone but this is the first time it came back with this? I don’t know what to do does anyone out there have any advice or can you tell me where I might get some advice on this situation?? Help..

Man, I was about to rent one of my bedrooms to this guy who was a friend of a friend and just at the last minute I decided to run a criminal background check on him just to make SURE there was nothing he was hiding. I have never run a tenant background check before but I had never leased out a bedroom before. I registered on www.crimefinder.com and It came back this guy had been convicted of MURDER! Oh great, I was going to lease a room in my house to is guy.
Security deposit returns affect profitability
Whenever my tenants move out we always go over the property for damages I am not sure if returning security deposits affect my profitability. I always do a tenant screening when they move in to make sure they do not have a problem on their tenant background check like drug problems or theft problems but that does not do much good as far as how they take care of the property. I guess if they distroyed a property it might show up on their credit report anyway where do you draw the line as far as what you deduct for and not. Tenant background checks
Credit report with a score of 640 or above is a acceptable number when doing a tenant backgroundcheck. It has been my experience if you lease to some with a low credit score you just take on their problems. They lost there job they cannot pay the rent it is a downward cycle. This is not being cold hearted it is just a good credit decision. This is what has happened to this country too much credit extended to people who really did not qualify based on their credit score.
