Tenant background checks for landlords
I have 3 houses up for rent right now.. I think I might have 1 leased but need to do a tenant screening. I have been using this landlord blog to run the credit report but my co-worker told me about www.instantbackgroundchecks.us that is who he used to do a tenant background check. He says they have tenant screenings back in seconds. Anyone ever heard of them??? I am going to try them out and see what happens
Are rental references really useful??
Well, its 2009 now and I guess we will see what this year has in store for us landlords. Surprisingly enough I have done several tenant background checks on some new people applying to lease my rental property. I am wondering if calling the landlords is really that useful?? Do they tell you the truth or do they just tell you what they need to get them to move out if they are not very good tenants. I know I will continue to do a tenant credit check I do them online @ www.instantbackgroundchecks.us I have asked them they think calling references is worthless…
How much money should I spend on a rehab?
I bought a foreclosure on the courthouse steps and I am getting ready to rehab it and hopefully rent it out for a while. I am trying to determine how much I should spend on this rehab.. I went to this blog www.biggerpockets.com to see what they say. They seem to know a lot about this sort of thing. I know how to do the tenant background checks and credit report when I find a tenant but not to sure about rehab spending they seem to be quite knowledgeable so we will see what happens.
Slowing leasing volume
It seems my showings of my rental property have slowed down recently I guess because of the holidays. I usually some tenant screening every week. This past week I did not have any. I hope this is not a bad sign of the economy. We always do tenant backgroundchecks before we lease to anyone I don’t care who you are, we want to know if they hava any kind of criminal record. A tenant credit check is also required to make sure they are paying there bills. I am going to see if www.instantbackgroundchecks.us has any statistics on leasing volume.
What to do when renting out a foreclosure
You have just purchased your first foreclosure to rent out and are trying to decide what to do next. Well what I always do is put a for rent sign out in the front yard, put a for rent ad in the local newspaper and if it is avaliable in your area you can put a free ad on craigslist. You will want to have your potential tenant to fill out and sign a rental application form this form gives you permission to perform a couple of different tenant backgroundchecks one of these background checks will always be a tenant credit check. I refer to rentlaw.com if I ever have any tenant-landlord questions. To save yourself a lot of problems it is a good idea to look over the rental application to make sure the form is filled out completely, is legible and signed by all parties. That way you won’t have to go back to clarify the information later.
