I am a landlord in the Detroit area there is no way I could lease to anyone without a tenant credit check!! They would destroy my property never pay rent it would be a complete financial disaster. I always do a credit report and a criminal background check. While searching the internet for a affordable company I found this company www.quickbackgroundchecks.com. There prices seem reasonable and they do not have any sign-up fees. I think there credit report with the score is about $18.00 a bargain to keep out the deadbeats.
Are rental references really useful??
Well, its 2009 now and I guess we will see what this year has in store for us landlords. Surprisingly enough I have done several tenant background checks on some new people applying to lease my rental property. I am wondering if calling the landlords is really that useful?? Do they tell you the truth or do they just tell you what they need to get them to move out if they are not very good tenants. I know I will continue to do a tenant credit check I do them online @ www.instantbackgroundchecks.us I have asked them they think calling references is worthless…
I am looking for a stable background checking company…
I finally got a new tenant for my rental property and called up my background screening company for a credit report and their phone number had been disconnected.. they did not send me a letter or any kind of notification this is the 2nd company that I have used that has gone out of business. So I went on the internet to try to get a tenant credit check I did find this company that says they have been in business 26 years I guess they are not going anywhere www.quickbackgroundchecks.com anybody out there ever used this company??
I want to know if you have evicted from a property…
I called Tenant screening service in Austin, Texas and spoke with the head of customer support a Ms. Murphy and told her I was tired of leasing to deadbeat tenants and wanted to know if they offered any kind of eviction search. I am tired of leasing to someone else’s evictions. She was very helpful and explained they did offer this information and should always run a tenant credit check and eviction search to make sure any possible tenants were okay to lease to. Burned by a tenant…
I just finished remodeling my duplex it has been very expensive I was burned by the last tenant. They left holes in the walls, cigarette burns in the carpet and loads of trash in the property. I did a tenant credit report on them thru www.instantbackgroundchecks.us they told me at the time they were very risky but I was desperate. I will listen to there advice next time and never let anyone in my property that has a questionable credit report.
Collections on a Tenant credit check
I did a tenant screening on a potential tenant and it came back with a lot of collections. I cannot decide weather to rent to them or not. The tenant credit check says most of them are unpaid and they seem to be medical related. I cannot decide what to do. Does this really effect how they pay the rent and take care of the property?? I am not sure. Maybe I will just ask for a larger deposit and see what they say about that. How should I winterize vacant rental property…
Tenant screening is great when you have a person wanting to rent your property but when you don’t and the property is vacant and the property is vacant I supose you need to winterize the property. Does anyone out there know what to do? I am kinda new at this business and would appreciate any tips. Where can I get a good rental application form?
I have searched all around to find a good rental application form. I finally found one for free at www.EZLandlordforms.com. Some of these forms out there seem to be quite vague but their forms are quite extensive and I like that. The more information the better as far as I am concerned. It makes my tenant screening a lot easier. I like to do at lease a tenant credit check.
Slowing leasing volume
It seems my showings of my rental property have slowed down recently I guess because of the holidays. I usually some tenant screening every week. This past week I did not have any. I hope this is not a bad sign of the economy. We always do tenant backgroundchecks before we lease to anyone I don’t care who you are, we want to know if they hava any kind of criminal record. Tenant screening in Texas which is where our management company is a standard process. I would never never let a tenant into our apartments without a tenant credit check. In some states where the market may be soft they may be tempted to wave the tenant credit check. I don’t care how soft the rental market maybe I would never suggest this it will come back to haunt you.
