I have 3 houses up for rent right now.. I think I might have 1 leased but need to do a tenant screening. I have been using this landlord blog to run the credit report but my co-worker told me about www.instantbackgroundchecks.us that is who he used to do a tenant background check. He says they have tenant screenings back in seconds. Anyone ever heard of them??? I am going to try them out and see what happens

I need to do tenant screening has anyone out there had any experience with leasing to a sex offender I did find this blog www.sexoffenderissues.blogspot.com that talks about sex offender issues but I cannot find any specific information about leasing a house to someone with this crime. I need to make a decision pretty soon and I do not want to violate any laws and be sued. If you have delt with this before please let me know.
I did a tenant background check online at www.crimefinder.com and it came back the guy was a sex offender it even had his picture to confirm it was him. I always do a tenant screening before I lease to anyone but this is the first time it came back with this? I don’t know what to do does anyone out there have any advice or can you tell me where I might get some advice on this situation?? Help..
I found out from a friend on New Years Eve that you can check to see if anyone had ever been evicted before. You just run a eviction search. I guess this is information from the courts where the evictions (or the legal term is forced entry and detention) are filed. I guess these are only the filings for eviction and if they pay up they are not actually evicted. I need to do a tenant screening today on a possible new tenant I am going to try it out and see what information comes back www.instantbackgroundchecks.us says they have these records and are updated every 30 day…. cool..
I called Tenant screening service in Austin, Texas and spoke with the head of customer support a Ms. Murphy and told her I was tired of leasing to deadbeat tenants and wanted to know if they offered any kind of eviction search. I am tired of leasing to someone else’s evictions. She was very helpful and explained they did offer this information and should always run a tenant credit check and eviction search to make sure any possible tenants were okay to lease to. She explained www.quickbackgroundchecks.com can do these for me in about 10 seconds. Wow modern technology… what great information for the future.
Foreclosures are at a all time high according to www.foreclosure.com. That means houses are on sale. Great time for a ambitious person to make a lot of money on the horizon. People like us are called bottom feeders. We like to buy when things are cheap. Once you have found your foreclosure before you lease it out make sure you do a very good tenant screening. This should include a eviction search, criminal search, and credit report.
Whenever my tenants move out we always go over the property for damages I am not sure if returning security deposits affect my profitability. I always do a tenant screening when they move in to make sure they do not have a problem on their tenant background check like drug problems or theft problems but that does not do much good as far as how they take care of the property. I guess if they distroyed a property it might show up on their credit report anyway where do you draw the line as far as what you deduct for and not. I did a tenant screening on a potential tenant and it came back with a lot of collections. I cannot decide weather to rent to them or not. The tenant credit check says most of them are unpaid and they seem to be medical related. I cannot decide what to do. Does this really effect how they pay the rent and take care of the property?? I am not sure. Maybe I will just ask for a larger deposit and see what they say about that. I am still going to logon to www.instantbackgroundchecks.us for a criminal check and see what that produces. If they have any kind of criminal record I probably won’t rent to them.
Tenant screening is great when you have a person wanting to rent your property but when you don’t and the property is vacant and the property is vacant I supose you need to winterize the property. Does anyone out there know what to do? I am kinda new at this business and would appreciate any tips. I have searched all around to find a good rental application form. I finally found one for free at www.EZLandlordforms.com. Some of these forms out there seem to be quite vague but their forms are quite extensive and I like that. The more information the better as far as I am concerned. It makes my tenant screening a lot easier. I like to do at lease a tenant credit check.
